Owners Committee Regulations The vendor has prepared the following regulations in order to ensure that the new owners of the development will enjoy quality of life and will maintain the development and the shared areas in perfect condition. The four purchasers, after the completion of the development, should organize their own committee, which will operate according to the following regulations. General These regulations apply to all owners and residents of the development. The owners are, thus, responsible, that all members of their families, future tenants, visitors and domestic staff will respect and follow these regulations. In addition, the regulations should be incorporated in any rental contract. Shared maintenance expenses There are no shared maintenance expenses. Security The owners and/or tenants are fully responsible for the entrance and exit of their visitors, their domestic staff etc. Any security problems should be referred to the committee. Property sale Every owner that would like to sell their property should first inform the committee in writing. Then, a ‘for sale’ sign should be placed in their property. This should be removed two weeks after the property has been sold, at the most. Before any transaction, the owner should have no pending issues with the committee. Alterations No owner/tenant should: - Erect any fence, wall or ground level higher than what was delivered, without the written approval of the committee. - Change the colour of the outer walls of the house. - Construct extensions to the house or any other construction, apart from those outlined in the building license, without the written permission of the committee. The owners’ committee cannot deny its written permission/approval without great reason, unless the extensions suggested by any owner affect the development’s aesthetic. The committee could, nevertheless, demand that all works done are supervised in order to ensure that all alterations are in compliance with the regulations. Further more, the committee cannot deny its approval to all works in the common road that have to do with power and water supply, the telephone lines or the sewage system of one or more of the properties. But the committee can demand the restoration of the common road upon completion of the works. Property maintenance In order to maintain the aesthetics of the development all owners should care to maintain their properties. The maintenance of the common road is the responsibility of all owners, none excluded. Thus, all owners should equally bear the expenses of all works for the maintenance of the road, unless these works are necessary due to one ore more owners. In this case these owners alone are responsible for the maintenance expenses. Speed Limit There is a 20km/h speed limit in all areas of the development that residents and visitors should keep for the safety of this community. The residents are, thus, responsible for informing their visitors about the speed limit. Parking The residents should not use the common road to park their own or their visitors’ vehicles. In no case should this road be blocked. Garbage The residents should not leave their garbage outside their properties or on the common road, but rather dispose of it at the bins provided by the municipality. Pets The residents are allowed to own pets, which should be constrained between the boundaries of their properties. No pets should wander freely in the development. Breeding of animals for sale is not permitted. Compliance with the regulations The aforementioned regulations should be applied by all residents (owners and tenants alike). All problems should be dealt with among the residents and they must first try and reach settlement. Only when problems cannot be resolved between owners and/or tenants, they should be referred to the committee. The committee, then, will take measures or will decide and give out a written warning in order to establish relationships. Otherwise, the committee can resort to Justice Authorities.
