GENERAL TECHNICAL SPECIFICATIONS

 

These General Technical Specifications (GTS) concern the way of constructing a detached house on a building plot that belongs to Siotos Evangelos and Andrioti Kleopatra at the location Livadi Gastouriou, Municipality Achilleion, hereunder called the “vendor” and ……………………………………………………………, hereunder called the “purchaser”. These GTS accompany the designs of the licence of the town-planning authorities, filed by Voutsinas Christodoulos, Civil Engineer, at Corfu Town-planning Authorities’ Office. The works will be performed following the technical conditions of performance hereunder, and following the approved designs and conditions of the licence of the town-planning authorities and any amendments, which may be agreed between vendor and purchaser.   The vendor will hire the necessary constructors, who will construct and deliver the house in full; these works will allow the vendor to receive, by virtue of the contracts, the specified price per construction stage.  Except for this price per stage, the vendor may not demand any kind of additional remuneration, besides the one deriving from the articles hereunder, even in case of any kind of additional and unpredictable expenses, coming up throughout the construction.  The time of full delivery of the house is set at 12 months after signing the land contracts and these GTS.

 

Article 1

Excavations

By excavations of foundations, basements etc. is meant any excavating activity required for any kind of terrain, earthy, semi-rocky and rocky.  The excavations will be deep up to the level required, according to the provided static study of stress resistance of the terrain. The excavation includes every other work for the support of the excavations for the prevention of subsidences.

 

Article 2

Packing ups

The packing up of the foundation will take place using the products of the excavations, provided that their quality is appropriate, or else it will take place using quarry material.

 

Article 3

Frame

The entire frame of the building will be constructed with concrete reinforced with steel, according to the static study, put together by virtue of the Greek regulations in force, and approved by the Competent Office of the Corfu Town-Planning Authorities. The reinforced with steel concrete will be of C20/25 quality. The floor concrete of the building will be of the same quality as the frame of the building, it will be equipped with a reinforcement tray at least F8/15 of S500 quality, and the floor will be at least 15 cm thick.

 

Article 4

Brickwork

The exterior walls of the building will be constructed with double bricks in two parallel layers with thermic insulation, according to the approved thermic insulation study of the building licence. The thermic insulation will be constituted of Felisol DOW 3cm thick, and the bricks will be 12cm and 9cm for seizing. The interior walls will be constructed based on the bricks’ long side. Construction of wall tie based on short and long side, 2,20 m high. Certain walls, according to the static study will be made of reinforced concrete.

 

Article 5

Plastering

All the interior and exterior plastering works will take place in three layers.  The first layer will be by throwing at the bricks, the second will be rough plastering with average thickness of 2 cm and the third by applying white cement. Of the two latter layers, the first will be applied with a trowel and the second will be scrubbed with a refiner. During the coating of the tough plastering, fences will be constructed, so that the walls will be equal in width and straight.  Moreover, plaster details and frames will be constructed, as can be seen in the architectural designs.

 


 

Article 6

Floors

The entrance will be laid with marble plates, without excluding the use of other material, in order to produce a tasteful building. The exterior staircases of the entrance will be laid with Kozani or Ioannina marble plates and the staircase strings will be of marble, too. The floor of the interior and exterior spaces will be laid as follows:

Entrance – corridors – kitchen: Tiles costing 15 euro per m2 (VAT included)

Bedrooms: Tiles costing 15 euro per m2 (VAT included)

Verandas’: Tiles costing 15 euro per m2 (VAT included)

Bathroom – W.C.: Small sized tiles costing 15 euro per m2 (VAT included)

Interior staircase: Kozani or Ioannina marble plates 3 cm thick or the same tiles as these used in the entrance.

The kitchens will be covered with colorful decorated tiles of very high quality, on the space between and along the upper and the lower cupboards. The bathroom walls will be covered with colorful tiles costing 15 euro per m2 (VAT included), as high as 2,20 m off the ground.

The French doors, the sills, the windows, the various decorating strips, the parapets and the various coverings will be of marble plates 2 cm thick.

The skirt guards of the various spaces will be constructed with the same material as that used on the floors.

 

Article 7

Fireplace

An open type fireplace will be installed in the house, made of fireproof material, and a chimney will be constructed, too. The purchase of the fireplace and its covering will cost 1200 euro (VAT included).

 

Article 8

Door and window frames - carpentry

The façade’s openings will be invested with white synthetic open and close door and window frames by BILDUS. The shutters will be made of the same material. The glasswork will constitute of double glass 4 mm thick each. The main door will be a reinforced strong room door costing 500 euro (VAT included). The interior doors will constitute of pressed panels 4,2 cm, with MDF 8 mm thick and length frame of Swedish wood costing 200 euro (VAT included).

In every bedroom there will be installed a wardrobe up to 2,5 m long, floor to ceiling. Its interior will be prefabricated of chipboard invested with white melanine, while on the outside it will be constituted of carved MDF doors 16 mm thick, lacquered or invested.

The kitchen will be almost 8 continuous meters long (regarding the layout of the indoor space), 4 up and 4 down. The cupboards and the bench will be made of bakelite and the sink will be made of stainless steel FRANKE with 2 bowls. The tap will be a stainless steel FRANKE model and the cooker-hood will be a FABER model. The total cost for the kitchen will be about 2000 euro. The electric appliances (cooker, microwave, fridge, washing machine) are not included.

 

Article 9

Forgery

The net height of the façade’s balusters will be 1 m and they will be constructed according to the building licence. The door of the boiler house will be constructed with iron bars – persiennes covered with sheet-iron on both faces. Bars will be installed on the kitchen and W.C. windows.

 

Article 10

Iron handles

The interior door- and window frames will be invested with handles costing 10 euro per piece (VAT included), as well as the respective locks.

 

Article 11

Glasswork

The windows and French doors will be invested with double glass frames 4 mm thick (4-12-4). The bathroom and W.C. windows will be invested with patterned glass.

 


 

Article 12

Coatings

All forgery articles will be coated with a double layer of enamel, after having been coated with protective minium.

The kitchen and living room walls will be coated with plastic color with a squeegee. The bedrooms’ and the other spaces’ walls will be coated with plastic color. The ceilings will be coated with plastic color and they will be partitioned off the walls with a plaster decoration. The exterior walls will be coated with acrylic paint, after having been coated with blasting primer to protect from humidity.

 

Article 13

Sewage disposal system

The pipes of the internal sewage disposal system will be constructed at the upright parts, with plastic pipes cased in the concrete. The sewage pipelines from the sinks’ traps to the upright plastic columns will be constructed with plastic tubes, while the bathroom and washing machines’ sewage pipelines will be of lead pipes, and they will merge at a lead pipe of the floor, there the water will be collected and will afterwards be directed to the upright column. The floor traps of the bathrooms will bear a brass screw-type gantry. Every upright column will be extended upwards with an air tube.  The sewage debris will be directed to a sewage pit, constructed with three cement tubes 1 m heigh and with 2 m diameter, and covered with a cement construction with a cover to control the pit.  The total height of the pit will be 3 m and its diameter 2 m.

The general construction and the diameters of the sewage disposal network’s system will be in accordance to the regulations of hydraulic systems’ installation in force.

 

Article 14

Sanitary equipment

The sanitary equipment will be of the IDEAL STANDARD collection; in particular, there will be installed:

- In the W.C.: porcelain toilet seat and cover, porcelain lower unit water flash, porcelain wash basin with a full set of accessories.  The cost for all the above will be 500 euro.

- In the main bathroom: bath unit with a full set of accessories, namely tap and shower telephone style, porcelain toilet seat and cover, porcelain lower unit water flash, porcelain wash basin with a full set of accessories.  The cost for all the above will be 1100 euro.

The size of the bath units will respond to the bathroom’s size and in every bathroom there will be installed a sponge holder, a toilet paper holder, a towel bar and a hook. In the W.C. there will be installed a toilet paper holder and a hook.

 

Article 15

Plumbing

The house will be provided with water directly from the network through a private meter, which will be inside a well with a cast iron cover. This provision will welding pipes (green) or other pipes of higher quality and it will distribute cold water to the kitchen, the W.C., the washing machine and the dishwasher, the balconies and to two points in the surrounding space.  The hot water provision will be from the boiler to the kitchen, the W.C. and the bathroom.  The house will provide as many water provision switches as necessary.

 

Article 16

Rainwater sewage

The rainwater from the roof and the balconies will be sewed by means of gutters of plastic pipes, directing water away from the building.

 

Article 17

Heating

The house will be heated by hot water boilers and a one-pipe system (without excluding the use of other, higher quality, pipes) of heaters. A flue will be constructed for the function of the boiler. The house will have a circulator and a boiler. Heaters will be placed on every space and they will be panel-like; the feed-in of the heaters will take place through the floor by means of plastic tubes, appropriate for hot water.  All the pipelines in the spaces which are not heated will be insulated.

 

Article 18

Electric installations

All about the realization of the electric installation, the network’s insulation, the safety measures, the material used, the way of power supply will be in accordance to the regulations in force by the Public Power Corporation (ÄÅÇ). The electric installations as a whole will be recessed with plastic pipes. The power distribution board will be recessed of a well-known brand, HAGER or ABB, and the whole installation will be appropriate for three-current. The board will have automatic fuses and an automatic relay against electric shocks or leakage. The board and the whole electric installation will be able to bear the necessary charges and will have a reasonable safety margin for any potential increase of the electric charge.

- In every bedroom there will be one two-way electrical spot and three sockets, among which one amplified.

- In the hall one two-way electrical spot and a socket.

- In the entrance, two two-way electrical spots and four sockets, among which one amplified.

- In the kitchen a simple electrical spot, spotlight-like electrical spots, according to the design of the kitchen cupboards and two sockets, besides the special stand-by connection for the cooker, the fridge, the dishwasher and the cooker-hood.

- In the bathroom and the W.C. a simple electrical spot above the water basin, an insulated socket and a socket in the outer wall.

- In the internal corridor a simple electrical spot and a socket. At the other supporting spaces, a simple electrical spot and a socket.

The distribution of the electrical spots will be in a corresponding number of independent circuits, each of which will power no more that six electrical spots or sockets. Moreover, there will be an automatic fuse in the distribution board per room – space. The house will have a special installation of bells powered by the town electricity through an electric transformer. Finally, an electrical spot will be installed at the entrance to the house, one at the outer entrance of the exclusive use space and two more electrical spots inside the exclusive use space.

In case that the purchaser opts for the installation of a basic automated house system (Smart Home), more electric cabling will have to be installed, in accordance to the corresponding automating study.

 

Article 19

Telephone and Internet installation

In the building there will be a recessed installation of tubes and pipelines for the connection to the network of OTE and following the specifications of OTE. The installation will be receptive for two external provisions. There will be installed a telephone and Internet socket in every bedroom and at the entrance space.

 

Article 20

Television installation

There will be TV sockets in every bedroom and at the entrance space through a separate pipeline and a coaxial cable to the TV aerial. Moreover, cables will be installed for the satellite connection of the house. The provision and the installation of the main aerial, the signal amplifier, the satellite dish and the devices will burden the purchaser.

 

Article 21

Insulation

The parts of the ground floor which will be in the ground will be insulated against humidity with DUROSTICK D1 compo, enriched with resin, in 3 layers. Next, they will be coated with tar and, before back-filling, the humidity insulation will be protected with a special protective membrane.

 

Article 22

Covering - Laying

The building’s roof will be covered with a wooden roof and Greco-roman type cream roofing tiles, in accordance to the approved architecture study.

 

Article 23

Exterior space

In the exclusive use space there will be constructed panels for shoring the house where necessary, and they will be of visible concrete. Where necessary, there will be constructed a car ramp with the appropriate gradient for the incoming of vehicles in the exclusive use space. At the sides of the exclusive use space which border with other exclusive use spaces there will be constructed a wall 0,6m high, while at the sides which do not look out on a public street there will be a barbed wire fence of stainless steel up to 1 m high.  At the sides looking out on a public street, there will be constructed a luxurious stone and bar fencing 0,6m high, while a simple wrought iron gate will be installed for vehicles and pedestrians. There will also be a paved area of 1,5 m width, up to the house’s entrance.

 

Article 24

Improvements – additional works

- Any transformation or addition to this general technical specifications demanded by the purchaser, which will not be necessary for the use of the building site will burden the purchaser. In case of untimely notification about the transformation, the additional cost of the dismantling or demolition, as well as of the material used will be payable.

- Any transformation in the provision of material is feasible, provided that the material can be easily found in the market and that the new order is submitted in time.  If the said material has a higher value of money, the purchaser is burdened with that additional cost.

- Based on the building licence, it is possible to construct a private swimming pool. The construction of the said pool is possible with the corresponding recalculation of the house construction price for the purchaser.

- In case that the purchaser wishes to put into place the automated house system (Smart Home) and in case that he wishes to put it into place along with the installation of alarm, the purchaser shall have to notify in time and to recalculate the total price, so as to cover up for the additional work and the material for the said work.

- In these general technical specifications, the construction of underground water tanks is not included.

- The previous articles of the general technical specifications present the quality of the construction and are binding only as regards quality. Therefore, it is possible to change the material, with the purchaser’s assent, with other material or equal or higher quality, especially in case of non-availability of the former material in the market.

- Any potential delay of the works due to modifications entails a corresponding delay in the house’s time of delivery.

- It is possible to bring in modifications, beyond the above-mentioned obligations on behalf of the purchaser, as far as these do not entail damage to the other houses and as far as they are technically feasible.

 

Article 25

General

- The ingot fees for the house and the designs burden the purchaser, as well as all the connection fees to the Public Power Corporation, up to the point of installation of the meters (in accordance to the Public Power Corporation’s tarrif).

- The connection fees (material and work) for the connection with the central water pipeline up to the point of installation of the water consumption meters and the water meters burden the purchaser.

- The purchase of TV aerials, satellite dishes and boiler burden the purchaser. The vendor is burdened with the configuration of the garden beds and the basic works for the configuration of the surrounding space, while the provision – mixing of gardening soil, the planting works and the decoration of the plants burden the purchaser.

- The coloring of the walls, the ceilings, the sanitary equipment, the tiles and all kind of cupboards and wardrobes will be chosen by the purchaser, without causing delay to the construction works.

- The constructor hired by the vendor is responsible for the legal performance of the construction works and for the respect of the safety regulations for the personnel and the provisions of the Ministry of Labour and the Police Authorities.

- The general construction of the project will be in accordance to the conditions in force of the Town-planning Authorities’ Regulation for the Performance of Works with Reinforced Concrete, the Antiseismic Regulation and the Regulation about Hydraulic and Machinery Installations.

These General Technical Specifications are an integral part of the no ………………… ,           ,... land contract of the Notary as attached.
