The vegetable garden

This is genuinely an amazing Villa in one of the exclusive areas of Corfu. 

The villa is situated 10 kilometers North of Corfu Town in the elegant suburb of Kommeno. It faces South East and over looks the sea towards the Gouvia marina, the islands of Lazaretto and Vithos, Corfu town and the mountains of the Greek mainland. Constructed five years ago it is one of nine villas and three maisonettes built on an extensive piece of land each with their own garden, walls, gates and privacy. The land area surrounds a small hill on top of which is a protected Venetian fortress. 

Accommodation (Total floor space 312 square metres) 

The villa is on three floors. 

Lower ground.
This consists of a laundry room with sink and space for a washing machine and tumble drier, two double bedrooms with built in cupboards, bathroom with shower (no bath), store room, machine room housing the boiler, workshop and a completely separate (but also connected) apartment. The apartment consists of a kitchen/lounge/dinning  area, small store room (under stairs), full bathroom with both shower and bath, dressing area with ample built in cupboards and a large double bedroom with door leading to the garden and air conditioning.
 

Ground floor
This has an entrance hall, from which stairs lead to the lower ground and the upper floor, guest toilet, lounge (air conditioned) with fire place and sliding doors onto a covered patio with steps down to the garden, dinning room, TV or family room with sliding doors onto a small covered patio with steps down to the swimming pool and the kitchen. The kitchen is small, well appointed, easy to work in and has plenty of cupboards. It has space for a dish washer, stove, microwave oven and a large refrigerator. The TV/family room has a fitted corner unit for TV and books and air conditioning. There is a single garage with an electronic roller shutter door.
 

Upper floor
This has a small landing area off which is the main bedroom (air conditioned) and covered balcony with full bathroom and separate dressing room both en suite and generous fitted cupboards. There is a small passage leading to a second (shower only) bathroom and a single bedroom or study (air conditioned) with its own covered balcony. This single room is currently used as a bedroom but has fitted cupboards and two desks with drawers and is best suited as a comprehensive study.

The garden and outside areas (Land size 1500 square metres)

The garden surrounding the villa is well established with healthy lawn and is beautifully manicured with flower beds, olive and pine trees, shrubs, fruit trees and a fishpond with fountain. There is a nine by four metre swimming pool tiled with blue mosaic tile and surrounded by stone paving and three olive trees. The swimming pool machine room is under ground. Next to the pool is an outside eating area with a strong iron pergola and a developing vine with steps leading up to the kitchen balcony. Terracing leads to the lower section of the garden which has ground cover, fig trees, wooden garden shed and a vegetable garden. All garden walls are built of local black stone and topped with local slate stone. The lower section is fenced with wire fencing and  hedges. Well established trees and hedges create an extremely private garden. There are outside garden lights. The main entrance to the villa is through iron gates onto a paved area in front of the main door and garage. The garden has a full automatic irrigation system. 

Water and Electricity

The electrical supply is municipal and three phase

Water is bought from a local supplier under contract and is pumped into a 200,000 litre tank which then supplies the nine villas and three apartments. The water pressure is excellent. 

Common areas and access road

By agreement from all the owners the common areas and access road are kept clean and well maintained. This is funded by a small annual levy. The road has its own street lights.
